The Family of Companies

Three Companies Under Inness, Inc.

Each one has its own crew, its own equipment, and its own website. They share an office on Sheridan Drive, a phone number, and one standard for how work gets done.

Sunny Side Seed

Hydroseeding and Finished Grading

Sunny Side Seed establishes lawns across Buffalo and the Western New York suburbs using hydroseeding, a method that sprays a slurry of grass seed, wood-fiber mulch, starter fertilizer, and binding tackifier onto a prepared seedbed under pressure.

The mulch holds moisture against the seed while it germinates. The tackifier prevents the whole application from washing into the street during the first heavy rain. The fertilizer feeds seedlings through their most vulnerable weeks. The bright green color of the slurry also makes coverage visible, so nothing gets missed.

Seed blends are chosen for the Northeast: Kentucky bluegrass, perennial ryegrass, and fine fescue, adjusted for the sun exposure and soil on your specific property. Clay-heavy yards in Amherst and sandy stretches nearer Lake Erie do not get the same mix.

Before any seed gets sprayed, the ground has to be right. Sunny Side Seed handles finished grading, topsoil delivery, rock removal, and raking to a fine seedbed. A hydroseed applied over unprepared ground is money spent twice, so the prep is treated as part of the job rather than an upsell.

Best for: new construction lawns, whole-yard renovations, slopes that keep washing out, acreage where sod is financially out of the question, and any project where a lawn needs to establish before winter.

Junk Job

Junk Removal and Debris Hauling Since 1989

Junk Job was founded in 1989 by Tim Liffiton and has been clearing homes, businesses, and job sites across Buffalo and Western New York ever since. The premise has never changed: you show the crew what needs to go, and the crew handles the lifting, loading, hauling, and disposal.

That covers garage, basement, attic, and shed cleanouts, furniture and mattress removal, appliances and bulky household items, office and retail back-room clearouts, storage room cleanups, estate and tenant turnover work, and construction and remodeling debris. Electronics get routed to e-waste recycling and usable items get diverted where there is a responsible option rather than landfilled by default.

Contractors and remodelers use Junk Job specifically when a dumpster is not permitted on the property, will not fit in the driveway, or would sit in the way for weeks. Truck-based hauling means the debris leaves when the crew leaves, which keeps the site safe and the schedule moving.

Thirty-plus years in this market also means experience with the awkward jobs: older city homes with narrow hallways and steep basement stairs, suburban properties with tight driveways, and commercial buildings with loading dock rules and tenants who need the work done quietly.

Best for: anyone who has looked at a room, a garage, or a job site and thought that the problem is not deciding what to throw out, it is physically getting it out of the building.

Buffalo Erosion & Sediment Control

Keeping Sediment On Your Site

Any project in New York with active land disturbance is responsible for keeping sediment from leaving the property. Buffalo Erosion & Sediment Control installs the measures that satisfy that requirement and, more importantly, actually hold up through a Western New York season.

Silt fence is the workhorse: trenched, anchored, and installed to spec around the site perimeter so it does not lie down in the first storm. Silt sock, filled with compost or fiber, handles inlets, hard surfaces, and the conformable perimeter work where a trenched fence is not practical. Straw blowing covers slopes mechanically for stabilization, seeding protection, and final-grade erosion control.

The customer here is usually a general contractor, excavator, site developer, landscaper, property manager, or municipal project, and what that customer needs is predictability. Installs go in per spec and on the scheduled day. Photo documentation is available on request for SWPPP files. Most Buffalo-area jobs are scheduled within 24 to 48 hours, with same-day emergency response when a runoff problem surfaces right before an inspection.

Homeowners with enough earth moving to matter, particularly on a slope near a road or a waterway, are welcome too. The rules do not only apply to commercial sites.

Best for: any site where a failed inspection would stop the schedule, and any slope where the soil is currently deciding to relocate.

Together

When You Need More Than One

The reason Inness, Inc. exists as a single front door is that most substantial property projects are not one trade.

New Construction

Sediment control before excavation, debris hauling through the build, then grading and hydroseeding to close it out and satisfy the final walkthrough.

Major Renovation

Debris removal as the demo happens, then restoration of whatever the equipment tore up in the yard once the interior work is finished.

Property Turnover

A full cleanout of the interior and the grounds, followed by grading and seeding so the property shows well instead of showing bare dirt.

Erosion Emergency

Immediate sediment control to stop the loss, debris and washout cleanup, then permanent stabilization with straw and seed once the site is secure.

One Call Reaches All Three

Describe the property and the problem. We will route you to the right crew, or tell you plainly if it is outside what we do.
