About the Company

Named for a Street in North Carolina

Inness, Inc. is the parent company of Sunny Side Seed, Junk Job, and Buffalo Erosion & Sediment Control. This is how three trades ended up under one name, and why that arrangement is better for the person paying the bill.

The Name

Innes Street

Every company name comes from somewhere. Most of them come from a thesaurus, a domain availability search, or a consultant. This one came from an address.

Innes Street is the road our owner lived on during college in North Carolina. When it came time to put a name on the parent company that would sit above three growing Buffalo businesses, the choice was a real place with a real memory attached rather than an invented word that tested well.

The green sign in the logo is that sign. It was photographed on the street it names, not drawn from scratch to look authentic. That is a small thing, but it is a fair preview of how the companies underneath it operate: what you see is the actual item, not a rendering of one.

The Group

Three Businesses, Three Trades

Inness, Inc. is not a holding company that went shopping. These are working businesses run by the same local ownership, each doing a job the others do not.

Junk Job, since 1989

Founded by Tim Liffiton, Junk Job hauls junk, trash, and debris across Buffalo and Western New York. Cleanouts, contractor debris, office clearouts, and e-waste. Thirty-plus years on it is still the same core service and still the same expectation: show up on time, do the lifting, leave the space clean.

Sunny Side Seed

The lawn side of the group. Sunny Side Seed runs a truck-mounted hydroseeder for new construction lawns, full-yard renovations, and slopes, plus the finished grading and soil prep that has to happen before any seed gets sprayed. Cheaper than sod, and a deeper root system, because the grass grows where it lands.

Buffalo Erosion & Sediment Control

The job-site side. Silt fence and silt sock get installed badly or late on a lot of sites, and then the whole schedule stops for an inspection. This company exists for the general contractors, excavators, and site developers who need that handled properly the first time.

Inness, Inc.

Three brands, one office on Sheridan Drive, one phone number. Each company keeps its own identity because the work is genuinely different. The umbrella exists so a customer with a multi-stage project does not have to be the person coordinating it.

How We Work

What Stays the Same Across All Three

The trucks have different logos. These parts do not change.

We tell you what it costs before we start

Every one of our companies gives a written estimate after looking at the actual property. No hidden fees, no discovered add-ons halfway through, no pricing that moves once the equipment is already on site. If the scope genuinely changes, you hear about it before the work happens, not on the invoice.

We tell you when the answer is no

If the job is not something we do well, or the timing is wrong for the season, or the cheaper option is the right option, you get told that. Turning down work occasionally is much less expensive than doing work badly.

We are local, and it matters technically

Western New York has clay-heavy soil in some suburbs and sandy stretches near the lake. It has a genuinely short growing season, freeze-thaw cycles that wreck poorly anchored silt fence, and city neighborhoods with driveways too narrow for a dumpster. Knowing that is not regional pride, it is the difference between work that holds and work that fails in March.

We respect the property

Doorways get protected. Corners get watched. Crews work in basements, tight garages, occupied offices, and finished homes without leaving a trail behind them. On job sites, that translates to installs that do not have to be redone and cleanups that do not create a second hazard.

We schedule like people who are also busy

Most erosion control jobs mobilize within 24 to 48 hours, with same-day emergency response when runoff becomes a problem before an inspection. Junk removal is typically scheduled around your day, not ours. Hydroseeding is scheduled against the season, because seed does not care about anyone's calendar.

One office, one thread

If your project touches two or three of our companies, you are not managing two or three relationships. Scheduling, questions, and follow-up all run through the same place.

Who We Work With

Homeowners and Job Sites, Both

Some of our customers are people fixing up a house. Some run twelve of them at once. The companies are built to handle either.

Homeowners

New lawns, full-yard renovations, garage and basement cleanouts, estate transitions, and post-renovation debris. Free on-site estimates, and a straight explanation of what the work involves.

Contractors & Builders

Debris hauling when a dumpster is not permitted or not practical, inspection-ready sediment control, and final grading and seeding to close out a build. Clear scope, defined timing.

Developers & Site Managers

Multi-acre erosion and sediment control, photo documentation for SWPPP files, and restoration work once the site is finished. One point of contact from quote to install.

Property Managers & Realtors

Tenant turnover cleanouts, commercial storage and back-room clearing, grounds restoration, and pre-sale cleanups on a schedule that works around occupants.
